Site preparation is the work that happens before a building goes up. Sawkill Environmental shapes the ground, sets the grade, and builds the base the structure sits on. Most lots here take more than a blade pass. Pike County ground is glacial till over shallow sandstone and shale, with boulders and rock ledge near the surface. We cut, fill and compact to the plan, then install the erosion controls the plan calls for. If the lot is still wooded, clearing the trees and stumps comes first.

A building pad is flat, solid ground built to the size and height on the plan. We strip the topsoil and stockpile it, then cut the high side and fill the low side. Fill goes down in lifts and gets compacted, so the pad does not settle under the building.
Rock ledge turns up on many sites here. Where it sits above the planned grade, we break it out with a hammer and haul it off. Some of that stone stays on site for fill, and larger pieces can go into a boulder retaining wall.
We can set the pad and then keep working into the ground. The same equipment handles foundation and footing digs, utility trenches and backfill. Utilities get marked through PA One Call at 811 before anything opens up.
Many lots around Milford sit well back from the road. Getting a loaded truck to the building site takes a built lane. We build gravel roads and access lanes with a stone base, a crowned surface and uphill ditches. The stone goes down in lifts and gets rolled.
Base depth depends on what is under it. Soft or wet spots get dug out and replaced with clean stone, sometimes over fabric. Cross pipes and culverts go in where a swale or a small stream crosses the lane. Where the finished lot still holds water, a drainage system can go in at the same time.
A new access onto a state road like US 6 or US 209 sits in PennDOT's right of way. PennDOT issues a highway occupancy permit for that work. Access onto a township road goes through the township. The owner or the engineer files the paperwork, and we build what gets approved.
Rough grading brings the whole site close to the shape on the plan. Finish grading is the last pass over it. We spread the stockpiled topsoil back, take the ruts out, and set the ground to fall away from the building.
Erosion and sediment controls go in the way the approved plan shows them. That can mean silt fence, a stone entrance where trucks leave the site, inlet protection and a sediment trap. We maintain those controls while the ground is open, then pull them once the site is stable.
Pennsylvania asks for a written erosion and sediment control plan once earth disturbance reaches 5,000 square feet. At an acre or more, most jobs also need a Chapter 102 NPDES permit. The Pike County Conservation District reviews those plans for projects in the county. Your engineer or builder prepares the plan, and we build the approved version.

We dig the soil test pits. The township sewage enforcement officer runs the probes and the percolation tests, and approves the design. In New Jersey and New York, the county health department issues the permit.
Once the permit is issued, we set the tank and run the lines to the distribution box. Then we build the absorption area to the approved design. Conventional in-ground beds and elevated sand mounds are both common on lots around here.
