Hemlock Farms covers 4,500 acres and 3,726 lots, with more than 3,400 homes built on them. The gated community spans Blooming Grove, Porter and Dingman townships. It wraps around Hemlock Lake. The association owns the lakes, the green belt and close to 90 miles of private road.
The association also runs its own water company. Wells drilled into the Catskill Formation feed treated water to those homes. Sewer is a different story. There is no central sewer here, so each house treats its own waste in an on-lot septic system.
That shapes every job we do in Lords Valley. A drainfield on a wooded lot has to work with the soil it was given. When one is finished, a replacement means fresh soil testing, a new permit and a new absorption area.
Pennsylvania septic permits go through the township sewage enforcement officer under Act 537. Blooming Grove Township runs its sewage permit applications through its own officer at the township building on Route 739. That officer also serves Greene and Palmyra townships, so open dates fill up. Booking the soil testing early keeps a build on schedule.
We dig the soil test pits for that visit. The officer reads the soil profile and looks for the limiting zone, usually rock or a seasonal water table. Those readings decide whether a lot gets a conventional in-ground system or an elevated sand mound. Design work goes through a soil scientist or engineer where one is required.
Shallow rock and slow soils are normal on this part of the plateau, so sand mounds are a common result. Once a design is approved, we set the tank, place the distribution box and build the absorption area. Then we backfill and finish the grading over the top.
Promised Land State Park sits partly in Blooming Grove Township, about 1,800 feet up on the Pocono Plateau. The state describes the ground there as rocky, shallow soil with nutrient poor bogs. Glaciers scraped this plateau and left till sitting on the bedrock, and that till drains poorly.
Building lots around Lords Valley behave the same way. Water moves sideways over the rock instead of soaking in. Wet basements and soft, spongy yards are common complaints on these lots, and spring snowmelt makes both worse.
We fix that from the outside with curtain drains and yard drainage. On raw land the work starts earlier. Clearing trees and rock ledge makes room for both a house and a septic area. Digging through ledge is routine excavation here, and we run our own excavators and equipment.
Blooming Grove Township counted 5,421 residents at the 2020 census across 77 square miles. The township describes itself as mostly residential, with many homes used by weekenders coming up from the city. Hemlock Farms follows that pattern, with roughly 2,000 homes lived in full time and the rest used on weekends.
A septic system sized for two weekends a month gets a hard test when a family moves in year round. Laundry, showers and dishwashers run every day instead. Older tanks and drainfields on small wooded lots are the ones that show it first.
New building adds to the load. An addition, a garage or a barn usually needs a graded building pad. Sometimes it needs a redesigned septic area on the same lot. We work to the approved plan and to the erosion and sediment controls the Pike County Conservation District requires.
